Building upon the approved schematic design, the design development phase involves refining the concepts into more detailed and comprehensive plans. We work on developing the project's architectural, structural, and mechanical systems. Floor plans, elevations, sections, and 3D models are further refined to better represent the design intent. During this phase, materials, finishes, and more specific design details are considered and incorporated. Collaboration with engineers, consultants, and interior designers becomes crucial to ensure a cohesive design approach.

In this phase, the design intent is translated into a set of comprehensive construction documents. These documents provide detailed instructions to contractors on how to build the project. The drawings include information about dimensions, materials, finishes, structural systems, mechanical systems, electrical systems, and more. The documents also address compliance with building codes and local regulations. The level of detail is significant to ensure accurate and consistent execution during construction.

Once the construction documents are finalized and approved, the project moves into the construction phase. During construction administration, we act as liaisons between the client and the contractors. We visit the construction site regularly to ensure that the project is being built according to the design intent and the approved plans. We address any design-related questions that arise during construction, review progress, and provide clarifications as needed. We also oversee the resolution of any unforeseen issues that might arise during construction.
